Perch buys single family homes in the San Antonio, Dallas-Fort Worth, and Austin areas that were built between 1972 - 2014 and where our valuation of the home is between $125,000 and $400,000.

When you sell your home to Perch, you pay a fee equal to 6.9% of the offer price. This also covers the risk that we take to own and maintain the property until we sell it. We’re not a home flipper, and don’t look to make lowball offers in order to profit on the sale.

After you accept your offer, we'll arrange a complimentary home inspection to confirm your home's condition and see what repairs are needed. We'll provide you with a summary of repairs required and the cost for Perch to make them after you move. This amount would be deducted from your offer price. You have a few options here: you can accept the updated offer and Perch will make the repairs after you move, or you can make the repairs yourself. If you do not want to move forward with repairs, you can cancel the sale without any cost or penalty.

Our offers are based on the latest market data and take a variety of factors into account, from the condition of your home, to the time of year you want to sell, in addition to the sale price of similar homes in your area. After you accept your offer, we also schedule a complimentary home inspection to assess your home's condition in-person. Your Perch offer may look different than your county tax appraisal or estimates on sites like Zillow, which are less accurate predictors of what your home will actually sell for.
